When a door is worth replacing
- The sun got it. Faded, chalky, peeling paint. Here that happens on the west and south facing doors first, and it makes an otherwise good house look neglected.
- The panels are dented or creased. Somebody backed into it, or it came off track hard.
- It rattles the whole house. Old uninsulated steel doors are loud, and they are louder as the hardware wears.
- You keep paying for repairs. When you have paid for a spring, then rollers, then a cable, then a panel, you have started buying a door in installments at a bad price.
- You are selling. It is the first thing a buyer sees from the curb.
What actually drives the price
- Size. A double door is more material, more weight and heavier springs than a single, so it is not simply twice the price of a single.
- Insulation. An insulated door slows the heat coming through and runs quieter. It is worth it if you work in there or a bedroom sits above it, and it matters less if you only park. We will ask which you are.
- Windows. They look good and they cost more. Entirely your call.
- Whether the opener gets reused. Often it can be, which saves you money. We will tell you if yours is worth keeping instead of selling you one you do not need.
What we will tell you straight
If your door can be repaired and it is not worth replacing yet, we will say that, even though the replacement is the bigger sale. A spring and a set of rollers on a sound door is a good repair, and we would rather do that and sell you a door in four years than sell you a door you did not need.
And when you do buy one, you get the number in writing before anything is ordered.
The price comes first.
You have probably heard the stories. Somebody advertises a $39 spring, shows up, and an hour later the bill is nine hundred dollars. That is not how this works here.
We look at the door, we tell you what is wrong, and you get the price before any repair starts. If the price does not work for you, we pack up and leave.
And if we find something after the work starts that changes the job or the price, we stop, show you what changed, and get your okay before we do anything more.

Do I need an insulated door in Las Vegas?
If you use the garage as a workspace, or a room sits above it, insulation slows the heat and the door runs quieter. If the garage is only for parking, it matters less. We will ask before we quote it.
Can I keep my existing opener?
Often yes, if it is in good shape and matches the new door's weight. Keeping it saves you money and we will tell you honestly whether yours is worth keeping.
How long does a replacement take?
We will give you the schedule when we quote it, including whether the door you want has to be ordered.
Should I repair this door or replace it?
Add up what you have already spent on it. If the panels are sound and it is one worn part, repair it. If you are on your third repair in two years, or the panels are creased, you are paying for a door in installments. We will show you both numbers and let you pick.
